We began work in November 2025 with a clear strategy to maintain full operational continuity for the Environment Agency. To achieve this, we established a dedicated site compound and set up temporary accommodation for the client’s staff. This allowed the depot team to continue their daily tasks without disruption while we completed the extensive internal strip-out and structural works.

Our team completely reconfigured the building’s interior. We stripped out and replaced all mechanical and electrical services, decommissioned a redundant joinery workshop, and extended the mezzanine level to create a spacious new meeting room with skylights for natural light. On the ground floor, we built three new washroom facilities, a commercial kitchen, a breakout space, and dedicated locker and drying rooms. We also upgraded the building’s thermal and environmental performance by installing an air source heat pump system, wall and floor insulation, new fire doors, secure external steel doors, and an automated entry gate.

During the initial strip-out, we uncovered a significant challenge: the existing upper floor structure was non-compliant and structurally unsafe. This posed a serious risk to both safety and the project timeline. We worked closely with structural specialists McAndrew Martin Ltd to design and install a completely new floor structure. This involved removing the original timber joists and installing upgraded structural members, a tongue-and-groove chipboard floor, a fire-rated partition, and a new internal staircase.

Despite the substantial increase in the scope of work, we maintained tight control over the programme. By reorganising our resources, rescheduling tasks, and working closely with the design team, we completed the project by 24 May 2026. This required only a short extension to the original deadline, ensuring the client received a fully compliant, high-quality facility with minimal delay.
